The estimate combines lender and settlement charges, including origination, title insurance, and appraisal, with escrow funding and prepaid items. These components are economically different. An origination fee pays for arranging the loan, while prepaid taxes or insurance cover future obligations. The combined result represents estimated closing-related costs rather than one uniform fee.

The selected state provides the jurisdictional context for the estimate, while the transaction figures determine its scale. Actual title premiums, recording charges, tax practices, and customary buyer-seller allocations can vary by property and transaction. Treat the state-based result as a planning figure, then replace estimated amounts with lender, insurer, and settlement-provider quotes when available.

Common questions

Is this the same as the cash to close on my Closing Disclosure?

Not necessarily. Cash to close can also reflect the down payment, earnest-money deposit, seller or lender credits, financed amounts, and other adjustments. This calculator estimates closing-cost categories, so use it for planning and compare the eventual figures line by line with the lender's Loan Estimate and Closing Disclosure.

Why can escrow and prepaid amounts change when the price and loan stay the same?

Those amounts are sensitive to timing and billing cycles. Changing the closing date can change the number of days of prepaid interest, the taxes collected in advance, or the insurance amount due. A lender may also require a different initial escrow balance, so identical purchase and loan amounts do not guarantee identical closing costs.
